- Regular inspections of the property for possible damages after each storm or strong winds
- Clearing the snow around the house after each snowfall
- Preparing the property for the winter season including:
- Suspension of water supply from the yard towards the house and draining the plumbing system from water
- Sanitary wear treatment to prevent possible low temperatures cracking
- Insulating the external water meter with thermal wool
- Preparing the property for the summer season including the following:
- Dewinterizing the plumbing system
- Thorough cleaning of the house indoors and outdoors
- Revitalizing green areas (grass, bushes, flowers, etc.) with fertilizers and plant protection products
- All year-round care for lawns and green areas including the following:
- Mowing and watering the lawn twice a week during warm months (April, May, June, July, August, September, October and November)
- Trimming and fertilizing bushes and flowers in the garden
- Planting local and exotic trees and shrubs (palm trees, banana trees, etc.) in the yard; care and winterizing by established standards for the local climatic conditions (upon request)
- Regular cleaning of the yard, passages and the area around the swimming pool
- All year-round swimming pool maintenance including the following:
- Spring swimming pool opening for the summer season on 1st May – placing the pump, cleaning of the walls and bottom of the swimming pool, refilling with clean water, treating with chemicals, swimming pool pump prevention, filters cleaning, removing the winter cover
- Swimming pool equipment check up
- Draining the swimming pool and with an anti-calcium agent
- Shock chlorination and water treatment with an agent against seaweeds forming
- Setting the swimming pool water pH to normal
- Maintaining treatment and regular check of the water
- On a daily basis:
- Measuring the pH level of the water and setting it if necessary
- Measuring levels of free residual chlorine in water and disinfection if necessary
- Cleaning of particulates such as leaves, insects, sand, etc.
- Monitoring water levels in the swimming pool
- On a weekly basis:
- Winterizing
- Accomplishing a specialized sequence of steps by our professionals on winterizing the swimming pool including both mechanical activities and treating with agents for winterizing.
- Inspecting and cleaning the swimming pool twice a week within 5 months from 1st May to 1st October
- Regular treating with chemicals (the agents are included in the package price)
- Closing and winterizing the pool at the end of the summer season, 1st October – chemical treatment to prevent freezing, removing the pump, covering the pool with a closing construction and a winter cover
- Communication with neighbours or other people (if necessary)
- Rent-a-car arrangements (upon request)
- Arranging transfers from the airport (included in the price for the property owners)
- Providing a Welcome Package for the property owners or their guests. The list can be compiled according to the customer personal preferences
- Full support and assistance to the owners and their guests during their stay in Bulgaria
- Providing satellite television and internet service for your holiday home
- Doing repairs upon request
- Arranging and monitoring repair works and activities
- Company accounting year-end procedures and submission of annual reports by the company accountant for inoperative companies which have purchased property in Bulgaria. The operative companies are charged extra for the accountant’s services.
